Most agents we speak to are searching for leads—they feel that’s the key to success. A lead may get you through the day, but systems and platforms will provide consistent, predictable, and attainable results. I have been in this business for almost 16 years and spent plenty of money chasing leads. I’ve had sleepless nights and went months without a closing—I’ve been there, and it’s extremely challenging. It wasn’t until I implemented more structure into my business that I found the success I was looking for.

Here are a few misconceptions about working in real estate:

  • You get quite a bit of time off and can make your own schedule
  • You make a ton of money
  • You get to keep the entire commission you generated
  • There is little to no expense to being a real estate agent

The perceptions of this job do not add up to the reality we face. So you may be focusing on Facebook, Instagram, and YouTube to try to turn your business around or even get it started. While each of these platforms can provide leads, is it truly solving your problems? Are you lying awake late at night searching for that magic “shiny object” that will bring you success? I spent thousands of dollars on these very things, only to learn that it didn’t solve anything. 

If you don’t fix the underlying issues, you’ll be out of business within a year. I know many agents who possess all the skills of great success but because they’re focused on the next deal and not building a database and working on conversion rates, they’re forced to take other jobs to make ends meet. Then the freedom they want so badly is never achieved.

My name is Terry Kelly, and I started out like most Realtors do, struggling for leads and chasing everything that came my way. About six years into my career I started my own brokerage that focused on foreclosed homes. I had many properties and generated a lot of cash flow from selling them. However, to make money, I had to do most of the work myself. I was very seldom able to take a day off and spent many late nights writing reports for the bank. 

This went on for over four years; it took me that long to realize that I was running myself into the ground with no exit strategy. If I quit doing foreclosures, I had nothing. It was about that time that I started working with business coaches and reworked my business. I put systems in place to drive business my way, rather than rely on other sources. 

Things didn’t change overnight, but eventually, I could walk away from the foreclosure market and focus on more traditional sales. Now I run a small team, and we generally close between 150 and 200 houses per year. I also don’t stay up until 3 a.m. anymore.

The problems real estate agents face are plentiful, and the sad fact is that there isn’t a one-size-fits-all solution to these issues. We hear the usual suggestions such as get more clients, use direct mail, farm an area, “work smarter not harder,” and more. However, I know that introducing proven systems and platforms into your business will allow you to track, manage, and grow it to a level you may have only dreamt about until now. The solution I offer begins with having an honest conversation with me. 

Yes, brokerages have a lot to offer. They may provide training and coaching, leads, competitive commission splits, or administrative support. However, the frequent problem you’ll run into is that the services they provide tend to be inflexible, and agents are expected to conform to the brokerage rather than the brokerage being a support network to help individuals reach their goals. Remember, we’re talking about your business. 

If you need leads, we have them, but we can also show you how to generate your own free leads or set up an advertising campaign that will drive business to your website. We have over 50 training classes each week you can participate in that target the areas on which you need to work. 

These aren’t videos you have to watch on your own, they aren’t classes taught by “professional trainers” working from a script. They are taught by active Realtors that are in the trenches, fighting and working for their business. These are live instructing events that allow you to ask questions during the presentation. We put up a schedule every Sunday evening that lists all the training available that week so agents can schedule their time around the training they need or want.

Tom came to our team with no real estate listing or sales experience. When he joined us, he eagerly applied the training and systems we provided.
